Your agent makes a lot of difference to your pocketbook!
In late 2016 my husband accepted a position on the east coast. We spent the holiday season interviewing well known agents that were very familiar with our Park Village neighborhood. One of the agents we interviewed was Dan & Deb Christensen whom we had met at one of the neighborhood open houses that they held for one of their clients. We met with Dan to go over our price strategy and Dan assured us that he had not only looked at the previous sales, but also felt that the market was shifting higher which would benefit us greatly. We could choose a listing price based on past sales or a list price based on past sales, pending sales and a sense for what the market may do next. Dan helped make sense of these factors and supported our much higher listing price and we are so glad he did because we priced our house $70,000 more than the other house. Guess what? We went into contract within a week OVER OUR LIST PRICE! All the other agents we interviewed pushed to list at least $75,000 less than our sold price. Dan saw the market heating up when it did which the other agents did not. They had the resources and strategy to get the house listed and under contract in 4 days. I can't help but think that if we had gone with another agent we may have been talked into a much lower list price which would've caused us to leave a lot of money on the table. The quality of your agent makes a lot of difference to your pocketbook.
